So what makes us different?
We don't simply concentrate on the work undertaken, we liaise with Architects, Engineers, Designers, specialist tradesman and the Borough Council. We tailor a dedicated team of tradesmen to complete your project and we also micromanage each project every step of the way - from planning, costing and scheduling through to regular client meetings designed to ensure all building progress is satisfactory.
OUR APPROACH
We’ll arrange a meeting at your convenience following your initial enquiry, to discuss the potential of the project. We do not charge for this service. You can tell us your ideas and requirements and we will advise you on the processes required to get your project underway.
At this stage it may be possible to give you an indicative budget for the proposed works. We will explain the feasibility of the project in terms of Planning and Building Regulation Legislation. We will also give you a brief overview of the process and timescales associated with your project. We want you to draw from our knowledge and expertise to gain the most from your project.
Should you wish to proceed and instruct Cornish Living, we will prepare and submit an application for Planning Consent (if required). Many projects will require some form of Planning Consent or Conservation Consent application to the Local Planning Authority. We can prepare all the necessary documentation and drawings required and submit the application on your behalf. However, some projects, such as single storey extensions do not require planning consent, so long as the scope of the project falls within the Local Authorities guidelines.
This comes under the Local Authorities permitted Development Scheme.
If you already have drawings with full planning and building regulations in place, we are happy to provide a full specification and fixed price quotation within 14 working days. We will offer advice and design suggestions or if appropriate, alterations to increase the suitability and impact of your existing drawings. Our experience means finding alternative methods to achieve perhaps the same outcome, can and does save money.
The payment structure will depend on the size and scale of the project. Most of our customers prefer a set Stage Payment Plan at key building progress stages so you can see where your payments are being spent as your project progresses. Most of our customers also opt to pay electronically, via BACS transfer. There are always variations to a budget, especially when working on a large project, the extent depends as much on the client as the type of project. Most variations are due to a change of mind or adding additional works after the project has commenced. In either case, additional costs will be highlighted, agreed and added to the contract, prior to commencement.
We will structure a dedicated team of specialist tradesmen to look after every aspect of your project which in turn will be micro managed at every stage from the first excavation on site down to the last minute detail. We will update you frequently on progress at regular intervals. Any unavoidable problems or delays will be communicated as soon as practical. If there are changes to the work specified or extra costs, these will be confirmed in writing and agreed with you before work commences. We will leave the site clean and tidy and ready for use.
Any relevant instructions and guarantees will be handed over to you and you will be properly briefed about any relevant maintenance or operating considerations for the future. A date will be arranged for us to return and complete any defects which may have arisen during the first few months following handover.
We offer a standard defects liability period of 12 months after completion.
We can also arrange an NHBC Insurance Policy which covers the building or extension for a period of up to 10 years. There is a small fee to select this option, which we can discuss with you in the initial stages of the project.
Once the specification and parameters of each project has been finalised down to the last detail, the price will be fixed and agreed between you and Cornish Living. A FMB approved Plain English Contract, which is clear and unambiguous, will be signed by both parties. The contract will state the following;
Agreed and accurate project timescales Work commencement date(s) Insurance-backed Warranty Details (If and as Required).
